Do we do builders’ or construction cleans?
No. We don’t provide post-construction, builder’s final, sparkle or move-in/move-out cleans. Our focus is operational commercial sites.
Do we offer disinfection or fogging?
No. We don’t sell electrostatic spraying, fogging or antimicrobial coatings. We include touchpoint sanitisation as part of routine commercial cleaning, aligned to your policies.
Do we supply washroom consumables on request?
No. We don’t supply or manage consumables such as toilet paper, hand soap, sanitary bins or odour control products. We can flag low stock to your team or nominated supplier.
Do we remove waste off-site?
No. We empty bins and transfer waste to your on-site client bins only. Off-site waste or recycling removal sits outside our scope.
Are after-hours and weekend services available?
Yes. We offer nightly cleaning and weekend work by arrangement. Surcharges apply for weekend and after-hours service and will be confirmed in your proposal.
Can we respond to non-hazardous emergencies?
Yes. We provide urgent response for incidents like break-ins, vandalism, glass and debris, or urgent presentation issues. We don’t attend hazmat, flood, fire or mould events.
How do quotes and pricing work?
We start with a free site assessment to confirm scope, risks, access and schedules. We then provide a fixed-price written proposal with inclusions, exclusions and any after-hours surcharges. We don’t publish hourly rates because every site is different.
What’s included in routine commercial cleaning for offices and facilities?
We tailor a schedule covering daily or nightly office cleaning, restrooms and amenities sanitisation, kitchens and breakrooms, touchpoint sanitising within standard cleaning, bin emptying to your on-site bins, high dusting, and periodic deep cleans. We add floor care, carpet cleaning and window cleaning to suit your traffic patterns and compliance needs, then agree tasks and frequencies in a documented checklist.
How do we start: what happens after your first call?
We book a short site walk-through to understand your layout, security, hours, and sensitive areas. We then scope tasks, confirm access requirements such as power, water and parking, and agree service windows. You receive a fixed-price proposal. On acceptance, we mobilise by setting up keyholding and alarm procedures, onboarding crews, and locking in audit and reporting schedules before launch.
What industries and sites do we specialise in around Adelaide?
We focus on offices and corporate sites, warehouses and industrial facilities, healthcare and aged care including terminal cleans, laboratories, cleanrooms and pharmaceutical environments, education and public sector, and shopping centres and malls (common and back-of-house only). We don’t service standalone retail stores, restaurants, hotels, cinemas, gyms or spas.
How do we manage keys, alarms and unattended sites safely?
We follow agreed keyholding and alarm procedures, restrict access to authorised supervisors and crew leaders, and maintain sign-in/out and incident notes. We coordinate with your security provider to ensure codes, zones and contact trees are current, and we operate camera-aware and confidentiality-minded in sensitive areas.
What access, power, water and parking do you need us to provide?
We supply our own equipment and chemicals. We require on-site power and water, and for larger equipment we need a reserved parking space or loading bay. Clear access to plant rooms, bin rooms and secure areas helps us meet time windows without disruption.
How do we assure quality and consistency at scale?
We use documented checklists for every site, schedule routine quality audits, and issue written reports to your contact. Supervisors conduct spot checks and coach crews. If standards aren’t met, we provide a free re-clean and address root causes so the issue doesn’t repeat.
What floor care services and finishes can we maintain?
We handle hard floor sweeping and mopping, machine scrubbing, floor stripping and sealing, polishing and burnishing, tile and grout cleaning, concrete scrubbing and sealing, epoxy floor cleaning, anti-static floor care where required, and slip-resistant treatments. We plan maintenance to suit foot traffic and safety requirements.
Which carpet and upholstery methods do we use, and when?
We use low-moisture encapsulation for routine maintenance and faster drying, and hot water extraction for periodic deep cleaning or heavy soils. We also manage stain and spot treatments, deodorising, and upholstery and workstation partition cleaning. We choose the method that balances fibre type, appearance, downtime and indoor air quality requirements.
How high can we clean windows and exterior surfaces, and what access methods do we use?
We clean interior glass and exterior windows beyond ground level using access equipment that we control, such as extension systems or mobile elevated work platforms where appropriate. We don’t promise rope access or high-rise abseiling. We also provide pressure and soft washing of compatible exterior surfaces, plus awning and sign cleaning where suitable.
What exactly can we clean in commercial kitchens and food-service areas?
We clean commercial kitchens including canopy, hood and filter cleaning, and exhaust duct and fan cleaning within our safe access methods. We degrease floors, detail equipment exteriors, and clean cold rooms and freezers. We clean the surrounding surfaces of grease trap areas but don’t pump or dispose of grease or liquid waste.
Do we service healthcare, aged care, laboratories, cleanrooms and pharmaceutical facilities—and how do we manage contamination control?
Yes. We conduct healthcare environmental cleaning including terminal cleans, and we service labs, cleanrooms and pharmaceutical facilities. We operate to your site protocols, inductions and gowning procedures, allocate trained crews, and use approved chemicals and methods for your risk class. Where a site requires vaccinations or special clearances, we ensure our crews meet those requirements.
What is excluded from our service scope so expectations are clear?
We don’t provide post-construction or builder’s cleans, outbreak disinfection technologies, green or low-VOC programmes on request, specialised remediation for mould, flood, fire or hazardous spills, supplying or managing consumables, off-site waste or recycling removal, hospitality beyond malls, rope access window cleaning, or any named coverage radius. Keeping scope tight protects safety, quality and reliability.
Do we use subcontractors or employees, and how are crews supervised?
Our core service delivery uses contract crews under our management. We supervise, train and audit those crews directly and limit our offer to services we can control and stand behind. We don’t advertise or commit to specialised subcontractors for out-of-scope tasks.
Are we insured and vetted, and can you see documents?
Yes. Our public liability insurance and workers’ compensation insurance are current, and our crews hold police checks and required clearances. Certificates of currency and clearance evidence are available for your procurement files on request.
How quickly can we mobilise a new contract and what does day one look like?
Mobilisation follows your acceptance of our proposal. We confirm access, deliver equipment, brief the team on your protocols, and perform a baseline clean so future audits measure against a clear standard. We then operate to the agreed checklist and reporting cadence. For non-hazardous urgent needs, we can arrange rapid attendance subject to access and scheduling.
Can we work nightly without disrupting operations and how do we protect security-sensitive areas?
Yes. We specialise in nightly and after-hours cleaning to reduce disruption. We zone sensitive areas, follow your sign-in rules, and coordinate with security to confirm alarm windows. We respect confidentiality for laboratories, healthcare records, and restricted production or server areas.
Do we offer one-off projects as well as ongoing contracts?
Yes. We support both recurring contracts and one-off jobs such as periodic floor restoration, carpet deep cleans, window cleaning beyond ground level, or car park scrubbing. We still assess the site and provide a fixed price before we start.
How do we handle urgent presentation issues like vandalism, broken glass or spill clean-ups?
We triage the incident, secure the area, and clean affected surfaces using methods suited to the material and risk. For example, we address graffiti where standard pressure or soft washing is suitable. If the incident involves hazardous substances, flood or fire damage, we’ll advise engaging a specialist remediation contractor.
What information helps us prepare an accurate fixed-price proposal?
Useful details include your service windows, floor area, floor types, carpeted zones, amenities counts, kitchen or food-service equipment, window and glass heights, security requirements, parking and loading access, and any site inductions. We confirm all of this on the walk-through to remove guesswork and prevent scope creep.
What cleaning products and equipment do we use and how do we manage safety data sheets?
We use professional-grade equipment and industry-standard chemicals selected for performance and material compatibility. We follow manufacturer directions, your site protocols, and safe handling practices, and we keep Safety Data Sheets available. If your site mandates approved product lists, we work within them where practical.
How do we measure and report performance across multi-site portfolios?
We agree measurable standards per site, schedule audits at defined intervals, and issue written reports with findings and actions. We maintain a single point of contact for your team and can align our reporting cadence with your internal facilities or compliance reviews.
How do surcharges for after-hours and weekends work?
When cleaning must occur outside typical business hours or on weekends, we apply a surcharge to cover additional staffing and supervision costs. The applicable surcharge is confirmed during quoting and appears clearly in your fixed-price proposal.
What happens if we’re not satisfied with the clean?
We stand behind our work with a re-clean guarantee. If standards are not met, notify us promptly and we will re-clean the affected areas at no charge and address the cause through supervision, training or schedule adjustments.
Can we align with your procurement, inductions or site-specific protocols?
Yes. We operate to client protocols and site inductions for safety, confidentiality and contamination control. If you require additional onboarding steps, toolbox talks or documentation alignment, we incorporate those into mobilisation and ongoing audits.
Do we provide consumable usage advice without managing purchasing?
Yes. While we don’t supply or manage consumables, we can monitor amenities during service and notify your team or vendor when stock appears low so your operations keep running smoothly.
How do we protect your brand and WHS obligations during exterior washing and car park cleaning?
We plan works to your quiet times, cordon off areas, use appropriate pressure or soft-washing methods, and manage water direction and slip risks according to your site induction. We clean car parks by sweeping and scrubbing and leave waste in your on-site bins for your collection provider.
Can we clean anti-static or specialty floors in controlled environments without interrupting operations?
Yes. We schedule around production or research windows, use methods suitable for anti-static, epoxy or sealed surfaces, and coordinate with your team to protect contamination controls. Our aim is to preserve floor performance while keeping your operations online.
